Tennessee Outdoors
The exquisite natural beauty of the countryside in East Tennessee is the ideal setting for many exciting outdoor experiences. For everyone from adventure seekers to nature enthusiasts, there are plenty of activities to spend the days in the southern sun.

State Parks and Forests

The Red Clay Historic State Park
covers over 250 acres of forested ridges and narrow valleys. Once used as cotton fields and pasture land, now popular with hikers and picnic lovers alike. The park contains a large picnic pavilion complete with grills and washrooms. A popular tourist attraction is the Blue Hole Spring. This deep clear water supply was once used by the Cherokee during council meetings, and now marks the beginning of the historic "Trail of Tears" when the Cherokee learned of the loss of their land and began their migration.

The Cherokee National Forest lies in the heart of the Southern Appalachians mountain range and is the largest area of public land in Tennessee. With over 20,000 plants and animals housed within the forest, The United States Department of Agriculture Forest Services strive to preserve the resources and tranquility of the land. A beautiful and popular destination for tourists and locals to hike the various trails, hunt, fish and camp in one the many developed campsites. Many nature lovers choose to take the path less traveled, searching the terrain for a hidden spot to call their own for a few days.

River Rafting Adventures

The Ocoee Whitewater Center
located in the Cherokee National Forest offers countless opportunities for outdoor adventure! The dam controlled river is the most popular in the area as it has swift moving rapids that guarantee adventure. Kayak or raft  down the same tract that was used during the 1996 Olympic kayaking events. The Tanasi Trail system, part of the Ocoee Center offers 15 hiking and biking trails for everyone from the leisure rider to the hard core trail rider.

Ocoee River RaftingWith a 23 mile section declared a class 3 river containing rapids with high waves, the Hiwassee River is a favorite for true white water rafting daredevils. There are numerous public access boat launch sites along the way and plentiful opportunities for rafting, canoeing, camping, fishing and hiking within the park. There are many professional companies in the area for rafting and kayaking adventures including:

For speed demons and car enthusiasts the

Learn the rules of the track from an industry professional or just come by to watch the excitement. Don't miss "the Gobbler 100" a thrilling annual race in November.

Fishing near Cleveland TNFishing has always been a favorite pasttime of people in these parts and there is no lack of options in Bradley County. You can catch a variety of fish in local lakes and rivers including crappie, bluegill, white bass, catfish, yellow bass, yellow perch and pickerel. Fishing is excellent year-round. Spring and summer draw the most crowds, but  serious fishermen are finding that fishing can be good in the cooler months as well.

For the more low key outdoor enthusiast, apple picking at the Apple Valley Orchard might be more their speed. Started with only two apple trees in the early 60's, the orchard now boasts over 8000 trees as well as a shop selling home pressed cider and baked goods.

Real Estate Tips
Accepting An Offer >Responding to Low Offers

The beginning of negotiations is usually the end of many months of hard work for the buyer or seller. The work ahead requires skill in order to maintain a strong position.

Sellers can lose their advantage if they do not counter an offer that a buyer has made. Even if the opening offer is beneath what the seller feels is reasonable, it is advisable for the seller to respond with a slight reduction from the asking price. The most important component in negotiating is good communication.

The best way to handle a low offer is to counter it with definite terms that are favorable to the seller. A counter offer has two advantages: 1) it keeps the buyer interested, and 2) it moves the negotiation forward and gives the buyer the opportunity to submit another offer that the seller is more likely to prefer.
